1. Bidders must accept our terms and conditions prior to placing bids with Karen's Dollhouse Shop. This is an online auction. Bidding will be online Only. No phone bids can be accepted. All items are sold as is. Karen's Dollhouse Shop provides the photos for information available and holds no guarantee of any kind with relation to condition, value, of any kind and with respect to size. All measurements are approximate with some having a ruler to determine its size. If there are any imperfections with the items listed, note that the items in the sale are pre-owned and not in perfect condition. The dollhouse auction pieces may have a knob missing, loose, or a piece missing, and note that what you see is what you are buying. If there is wear and tear or other signs of aging, that is what the product has.
2. The catalog listings are meant as a descriptive guide only. There are over 2,000 photographs to show the items. Karen's Dollhouse Shop encourages all potential bidders to preview our items online, and we hold several days of previews before each auction.
2a. Karen's Dollhouse Shop will do the best to answer any questions, but sometimes cannot answer them quickly during the timed auction.

3. Your bid is your contract to buy. All sales are final. There will be No Refunds, No Returns. No exceptions. Karen's Dollhouse Shop is not responsible for internet bidding errors. The highest bidder is the buyer. Karen's Dollhouse has the right to pass a lot if the reserve price is not met or at fair market value. Please check and question any item carefully prior to bidding. Once an item has been purchased it is the responsibility of the buyer. Karen's Dollhouse is not responsible for lost or stolen items.
4. In the event of a dispute between bidders, the auctioneer has the final discretion to determine the successful bidder or to re-offer the lot in dispute. If any dispute arises after a sale, the Karen's Dollhouse Shop sale record shall be conclusive. All disputes will be settled at the discretion of the auctioneer. Karen's Dollhouse has the final decision. Karen's Dollhouse Shop reserves the right to withdraw, combine, or divide any lot at its sole discretion prior to and after the commencement of bidding.
5. All lots are sold to the highest bidder. The auctioneer has the right to not accept any bid! Bidding may be reopened at the auctioneer's discretion. The auctioneer reserves the right to withdraw any item and to re-offer the item at any other time. The auctioneer may execute bids on behalf of absentee bidders and on behalf of consignors up to a reserve price. Auctioneer reserves the right to reject any bids that are not of fair market value or not in the best interest to the consignor.

6. Payment: All items purchases must be paid within 48 hours of the Invoice being issued. We accept PayPal, Checks, Money Orders and Credit Cards. No additional fee will be applied if using a debit or credit card.

9. Shipping. Bidders can choose their shipping option, either in house packaging by Karen's Dollhouse Shop and shipped through priority mail or UPS with a $5.00 handling fee, or orders can be shipped via UPS. Bidders have the option to pick up their winning lot in person at Karen's Dollhouse Shop, 24 West Oak St., Basking Ridge, NJ 07920. Call ahead to make an appointment because of covid19. For larger items such as a dollhouse or Room Box bidder must contact Karen's Dollhouse Shop via email or telephone to determine the best shipping option within two days of the auction. No lots will be sent without prior payment. Insurance is the responsibility of the purchaser.

11. Buyers Premium for auction 20%. Buyers premium includes credit card processing fees. Sales tax, shipping, handling, and insurance are not included in the bidding increment. The final bill will include these items where appropriate.

12. All New Jersey residents will be charged 6.625% Sales Tax

13. No phone calls will be answered during the auction. Once the auction begins, you may contact us though Invaluable's email system. We will do our best to answer them during the auction, but cannot guarantee answers quickly.
14. Any questions or concerns about your purchase must be contacted within three business days of your receiving your items. Again, shipping and insurance is the responsibility of the purchaser.
15. After reading all terms and conditions, all bidders must accept our terms and conditions in order to bid. Please do not bid if you are not willing to pay. Your bid is your contract to buy.
